About the Job:

Intelligent Building Systems, Inc. is a small business (S-Corporation) that is a consultant for commercial buildings and other public spaces (schools, medical facilities, shopping malls, and offices). We specialize in the areas of:

Specifically, the company’s consultants perform the following tasks:

·      Works with the mechanical and electrical consultants to ensure heating and cooling equipment, fire alarm, security, card access, CCTV and lighting smoothly integrate with the controls system.
·      Coordinates with the building owner, architect and engineers to develop temperature controls in the mechanical design.

Qualifications of Applicant

Education: Mechanical or electrical engineering degrees are a plus, but experience is often more important. Certification as a building commissioning agent and LEED accreditation are a plus.

Experience, Abilities:

·      Strong controls background and understanding of how mechanical HVAC systems function from a design, operational, and maintenance perspective. This includes the controls side.
·      Capable of performing field observations of MEP, confirming that the systems are installed in compliance with the contract documents. Likewise, needs the ability to recognize faulty “means and methods” by the contractors as well as installations that do not meet the specification.
·      Ability to read and understand control document specifications and be able to glean out what is necessary to implement during the installation phase. Also must be able to find flaws and inconsistencies in these documents, as well as omissions, and offer corrective commentaries to the design professionals.
·      Able to orchestrate the exercising of equipment to verify it is working properly. The contractor will physically exercise the equipment, and our company tells the contractor what must occur to validate the sequence of operation and perform a point-to-point check of the installation.
·      Ideally, possess experience (installation and implementation) with Andover, Honeywell, and Siemens controls.
·      Ability to interface with customers and contractors. We are a liaison between the engineer, owner, architect, and the contractors, so the applicant needs to speak all those languages and bring those functions together in a diplomatic way.
·      Computer skills: XL, Word, Outlook; internet savvy.
